Small-town Aldergrove, financed properly
Aldergrove sits at the eastern end of the Township of Langley, close to the Abbotsford boundary and the Aldergrove–Lynden border crossing. Buyers come for the quieter pace and the space: newer townhomes and family homes near the town centre, and rural homes and acreages in the surrounding countryside.
Rural homes on wells and septic systems, properties with outbuildings and homes with a mortgage-helper suite each come with their own lender rules. We know which lenders are comfortable with them, and we match your application to the right one instead of the first one that answers.
What Aldergrove buyers ask us about
Wells and septic systems
Lenders often ask for water quality and flow tests and a septic inspection on rural homes. Build them into your offer conditions so they are done before you remove subjects.
Acreages
Most lenders base their lending on the house and a limited portion of the land. If the property is larger, has farm buildings or earns income, we go to lenders that finance rural properties regularly.
First homes
Newer townhomes near the town centre are popular first purchases. First-time buyers may qualify for a 30-year amortization on an insured mortgage, which lowers the monthly payment.

Aldergrove mortgage questions
Is Aldergrove part of Langley?
Yes. Aldergrove is a community within the Township of Langley, which is a separate municipality from the City of Langley. Property taxes, permits, zoning and bylaws come from the Township, so that is where you check whether a suite or an outbuilding is allowed. Lenders use the Township's property tax figures when they work out how much you qualify for.
Can I get a mortgage on a home with a well and septic system?
Yes. Plenty of lenders finance rural homes, but they usually want water quality and quantity results and a septic inspection, and your home insurer may ask about them too. We will tell you what your lender needs before you write your offer.
What do I need for a pre-approval?
Usually photo ID, proof of income such as recent pay stubs and an employment letter (or two years of tax returns if you are self-employed), and proof of your down payment. A pre-approval also comes with a rate hold, which protects you if rates rise while you shop.
Can I get a 30-year amortization on my first townhome?
Yes, if you are a first-time buyer. Since December 15, 2024, first-time buyers, and anyone buying a newly built home, can spread an insured mortgage with less than 20% down over 30 years instead of 25. That lowers the monthly payment, but you pay more interest over time, and it adds 0.20% to the insurance premium. With 20% or more down, lenders usually offer 30 years to any buyer.
How do lenders treat a rural home with a shop or barn?
Most lenders value the house and a limited amount of land, and give little or no value to outbuildings such as shops, barns or stables. That is fine if the house alone supports the mortgage. If a building is used for a business or for farm income, some lenders see the property as partly commercial and say no, so tell us how you use it up front. A lender that finances rural properties regularly is often the better fit.
