West Vancouver runs along the shore from the Capilano River to Horseshoe Bay. Ambleside and Dundarave have the shops along Marine Drive and much of the condo stock, a lot of it in apartment blocks built after a 1959 rezoning opened Ambleside and Hollyburn to them. Up the hill, the British Properties were laid out from 1932, Altamont has large houses on generous lots, Caulfeild's streets follow the contours of the land, and Eagle Harbour, Gleneagles and Whytecliff lead out to the ferry village at Horseshoe Bay.

In Greater Vancouver Realtors' March 2026 figures, the benchmark detached home in West Vancouver was priced over $3 million. That puts a typical house well past the limit for insured mortgages and into the top property transfer tax bracket, so the size of your down payment, how lenders read your income and the timing of any sale matter more than usual.   • The top transfer tax rate

    BC's property transfer tax rises to 5% on the residential value above $3 million, and it is due when the transfer is registered, on top of your down payment. On a West Vancouver house that is a large sum, so we build it into the plan from the start.

  • Older condo buildings

    Many Ambleside and Dundarave condos are in buildings that are decades old. Lenders review the depreciation report, reserves, insurance and any special levies, and so should you before your subjects come off.

  • Leasehold near Park Royal

    The Capilano reserve around Park Royal is Squamish Nation land, separate from the District. Homes built there are held under long-term leases, which fewer lenders finance and which affect resale, so check the title before you fall for the view.

  1. How much property transfer tax will I pay on a West Vancouver house?

    BC charges 1% on the first $200,000, 2% up to $2,000,000, 3% up to $3,000,000 and 5% on the residential value above $3,000,000. The first-time buyer exemption ends at $860,000 and the newly built home exemption at $1,150,000, so most buyers here pay the full tax. Our closing cost estimator works it out for your price.

  2. Will I get the home owner grant?

    Perhaps only part of it. The provincial grant shrinks for homes assessed above a threshold the province resets each year, and it ends a little above that line. Many West Vancouver houses are assessed well over it, so budget your property tax without the grant; lenders count property tax in your qualifying ratios.

  3. Can I get a mortgage on a home on the Capilano reserve?

    Yes, from lenders that finance leaseholds. You buy the remaining term of a long-term lease on Squamish Nation land rather than the land itself, so lenders look at how many years are left and at the lease terms. Reserve land is also outside the speculation and vacancy tax area.

  4. Do I have to declare for the speculation and vacancy tax if I live in my home?

    Yes. West Vancouver is in the taxable area, and every owner declares by March 31 each year, including those who live in the home full time. If you spend long stretches away or keep a second home empty, check the exemptions before the year starts, not after.

  5. Is West Vancouver part of North Vancouver?

    No. The District of West Vancouver is its own municipality, with its own property taxes, zoning and permits. Its neighbours to the east are the District and the City of North Vancouver, which are separate municipalities too.
