Mortgages for Vancouver homes

Our office is in Vancouver, and we help buyers and homeowners in every part of the city: condos in the West End, Yaletown and Fairview, character homes in Kitsilano, Mount Pleasant and Grandview-Woodland, family homes in Dunbar, Kerrisdale and Killarney, and the new townhomes and multiplexes replacing older houses across the city.

Many Vancouver purchases are above the $1.5 million limit for insured mortgages, so the size of your down payment, how lenders treat your income and the details of the property matter more than usual. We compare banks, credit unions and specialist lenders to find the right fit.

What Vancouver buyers ask us about

  • Homes over $1.5 million

Homes priced at $1.5 million or more can't be insured, so you need at least 20% down. Pricing on larger mortgages varies between lenders, and we compare it.

  • Leasehold properties

Some homes, including many in False Creek South and around UBC, are leasehold. Lenders look closely at the remaining lease term, and fewer will lend on them.

  • Multiplexes and suites

Vancouver now allows multiplexes on many lots that used to hold a single house. Buying a unit in a new multiplex, or adding a suite or laneway home, each has its own financing path.

Frequently asked questions

You have questions — we have answers!

Vancouver mortgage questions

  1. How much do I need down for a home over $1.5 million?

At least 20% of the purchase price, because mortgage insurance isn't available at that price. Budget for closing costs on top, including property transfer tax: 1% on the first $200,000, 2% up to $2 million, 3% from $2 million to $3 million, and 5% on the residential portion above $3 million.

  2. Do I have to file an Empty Homes Tax declaration?

Yes. Every residential property owner in Vancouver files a property status declaration with the City each year, even if the home is their principal residence. Missing the deadline can mean the home is treated as vacant and taxed. This is separate from BC's speculation and vacancy tax, which has its own yearly declaration due by March 31. Watch for the City's notice early in the year and file both.

  3. Can I buy a leasehold condo with a mortgage?

Yes, but fewer lenders offer it, and they look closely at how many years are left on the lease and at its terms. With a leasehold, such as many homes in False Creek South and around UBC, the land goes back to the landowner when the lease ends. A shorter remaining term can make financing harder, lower what the home is worth and affect resale, so we check the lease before you write an offer.

  4. Can I get a mortgage on a unit in a new multiplex?

Usually, yes. Most multiplex units are sold as strata lots, so lenders review them like a small new strata: the bylaws, insurance and budget. As a newly built home, a unit may qualify for the newly built home property transfer tax exemption, and for a 30-year insured amortization if you put less than 20% down. Some units are sold as a shared interest in the whole property instead of their own title, and far fewer lenders finance those, so check how the unit is titled first.

  5. Can I get a 30-year amortization on a home over $1.5 million?

Usually, yes. At $1.5 million or more you need at least 20% down, so the mortgage isn't insured, and lenders usually offer up to 30 years on uninsured mortgages. Federally regulated lenders still qualify you at the greater of 5.25% or your contract rate plus 2%, and each lender sets its own debt-ratio limits for larger mortgages. A longer amortization lowers the payment but adds interest, so we compare it with a 25-year plan.
