Mortgages for Kamloops homes, from Sahali to Westsyde
Kamloops spreads along the Thompson rivers and up the hillsides around them: Downtown and the North Shore on the valley floor, Sahali, Aberdeen and Pineview Valley on the hill to the south, and Valleyview, Juniper Ridge, Dallas and Barnhartvale to the east, with Westsyde, Brocklehurst and Batchelor Heights to the north. Most urban lots in Kamloops are now zoned for up to four homes, and suburban and rural lots allow a house with one suite. Rent from a legal suite can help you qualify, and adding units to your lot is usually financed with a construction mortgage.
No foreign buyer tax
BC's additional property transfer tax for foreign buyers doesn't apply in the Thompson-Nicola region. Kamloops is, however, now in the speculation and vacancy tax area, so every owner files a declaration each year, even when the home is exempt.

Kamloops mortgage questions
Does the foreign buyer tax apply in Kamloops?
No. BC's additional 20% property transfer tax only applies in Metro Vancouver and the Capital, Central Okanagan, Fraser Valley and Nanaimo regional districts, and Kamloops is in the Thompson-Nicola Regional District. Federal rules still bar most non-Canadians from buying a home in Canadian cities for now, so check those before you make an offer.
When did the speculation and vacancy tax start in Kamloops?
Kamloops was one of the communities added to the tax for the 2024 tax year, and owners first declared in early 2025. Every residential owner now declares by March 31 each year. Living in the home as your principal residence, or renting it out for at least six months of the year, generally exempts you, but you still have to declare.
Can I get a mortgage on a home in Sun Rivers?
Yes, from lenders that finance leaseholds. Sun Rivers is on Tk'emlúps te Secwépemc land outside Kamloops city limits, and homes there are held under long-term leases rather than freehold title. Lenders look closely at how many years are left on the lease and its terms, so we confirm one will lend before you write an offer.
Can I buy a rental near Thompson Rivers University?
Yes. If you won't live there, plan on at least 20% down, and the lender counts part of the expected rent. If you live in the main home and rent out a suite, a home under $1.5 million can be bought with 5% of the first $500,000 and 10% of the rest, and the suite's rent helps you qualify. Short-term rentals are limited to your own home under BC's principal residence requirement, which applies in Kamloops.
Can I add a suite to my Kamloops home?
Usually. Most urban lots allow a suite and often more units, while suburban and rural lots allow one suite. A renovation loan or a refinance can pay for it, and a federal program lets eligible owners refinance with an insured mortgage to build a secondary suite.
