Mortgages in the City and District of North Vancouver

North Vancouver is two municipalities. The City of North Vancouver climbs the Lonsdale corridor from Lower Lonsdale, where the SeaBus leaves Lonsdale Quay for downtown Vancouver, up through Central Lonsdale, and most of its residents live within a few blocks of Lonsdale Avenue, with more houses in Grand Boulevard, Moodyville and Mahon. The District of North Vancouver wraps around it, from Lions Gate Village in the west to Deep Cove in the east, with family neighbourhoods like Lynn Valley, Edgemont and Delbrook, and new condos and townhomes going up in its Lynn Creek, Lions Gate and Maplewood town centres.

In Greater Vancouver Realtors' March 2026 figures, the benchmark detached home in North Vancouver was priced well above the $1.5 million limit for insured mortgages. That means a typical house needs at least 20% down, so the size of your down payment shapes the search as much as the neighbourhood does.     Most single-family lots in the District can have both a secondary suite and a coach house, as long as the owner lives in the house or the coach house. Rent from either can help you qualify, and a construction or renovation loan can pay for the build.

  • Hazard areas and covenants

    Parts of the District are mapped as creek, slope or wildfire hazard areas. Building there needs a professional's report, and creekside approvals come with a covenant registered on title. Read any covenant before you remove subjects, because your lender and your lawyer or notary will.

  • Moving up the hill

    Trading a Lonsdale condo for a townhome or house? Porting your mortgage, or blending it into a bigger one, can avoid a prepayment penalty, and bridge financing covers the gap if your purchase closes before your sale.

North Vancouver mortgage questions

  1. What is the difference between the City and the District of North Vancouver?

    They are separate municipalities, with their own councils, property taxes, zoning and permits. The City is the smaller, denser area around Lonsdale; the District surrounds it. The lending rules are the same, but the property tax in your qualifying numbers and the zoning that decides whether you can add a suite come from the municipality the home is in.

  2. Does rent from a coach house count toward qualifying?

    Often, yes. Lenders and insurers can count part of the rent from a legal, self-contained unit, and some will use an appraiser's rent estimate if it isn't rented yet. In the District the owner has to live in either the house or the coach house, so the property can't be bought purely as two rentals.

  3. What does a hazard covenant on title mean for my mortgage?

    It is a legal agreement registered on the property's title, usually tying the home to a professional's hazard report and its recommendations. Your lender and your lawyer or notary will want to read it, and it can limit future renovations, so look at it before you remove subjects.

  4. Is North Vancouver in the speculation and vacancy tax area?

    Yes, both the City and the District are. Every owner files a declaration by March 31 each year. Owners who live in their home, or rent it out for at least six months of the year, generally owe nothing, but they still have to declare.

  5. Can I buy a presale in Lynn Creek or Lions Gate Village?

    Yes. The District is steering most of its new housing into its town centres, and Lynn Creek is planned to be the largest of them. A presale mortgage is finalized near completion, so we plan your deposit, rate hold and qualification around the completion date rather than the day you sign.
