Chilliwack mortgages for first homes, family homes and rural properties

Chilliwack draws buyers from across the Lower Mainland who want more space for their budget. You'll find newer subdivisions in Sardis, Vedder Crossing, Promontory and Garrison Crossing, older homes closer to downtown, and rural properties out in Rosedale, Yarrow, Greendale and Ryder Lake.

Whether you are moving out from Metro Vancouver, buying your first home or trading up, we compare banks, credit unions and specialist lenders, explain the options clearly and handle the paperwork through to closing.

What Chilliwack buyers ask us about

  • First-time buyers

First-time buyers can combine a First Home Savings Account with the RRSP Home Buyers' Plan for a bigger down payment, and may qualify for a 30-year amortization on an insured mortgage.

  • Manufactured homes

Manufactured and modular homes are common around Chilliwack. On land you own, many lenders treat them much like any other home. In a park on a rented pad, fewer lenders will finance them, so ask us before you make an offer.

  • Moving from the city

Selling in Metro Vancouver and buying here? Once your sale is firm, bridge financing can cover the gap when your purchase closes before your sale does.

Frequently asked questions

You have questions — we have answers!

Chilliwack mortgage questions

  1. Can I buy in Chilliwack before I sell my current home?

Yes. If your sale is firm but closes after your purchase, bridge financing lends you the equity from your current home for the days or weeks in between. If your home isn't sold yet, we'll look at whether you can carry both mortgages for a while.

  2. Do I need a special mortgage for a rural property?

Not always. Homes on a few acres with year-round access and a well and septic system that pass inspection can often get standard financing. Working farms and very large parcels usually need a lender that specializes in rural or agricultural lending.

  3. How much should I budget for closing costs?

Plan on roughly 1.5% to 4% of the price for legal fees, property transfer tax, inspections, title insurance and adjustments, depending on the price and whether you qualify for a property transfer tax exemption. Our closing cost estimator breaks it down.

  4. Can I get a mortgage on a manufactured home?

Often, yes. Many lenders and insurers finance a manufactured or modular home on a permanent foundation, on land you own, much like any other house, as long as its age and condition meet their standards. A home in a park on a rented pad is harder: fewer lenders will finance it, they look closely at the pad agreement and the park's rules, and they may want a larger down payment. Ask us before you make an offer.

  5. How much can I use from an FHSA and my RRSP for a down payment?

With an FHSA you can contribute $8,000 a year, up to $40,000 in total, and withdraw it with any growth tax-free for your first home. Up to $8,000 of unused room carries forward to the next year. The RRSP Home Buyers' Plan lets you withdraw up to $60,000, which you repay over 15 years. You can use both for the same home, and partners each have their own limits. Our FHSA and HBP planner adds it up.
