What is a purchase-plus-improvements mortgage?
It adds the cost of renovations to your purchase mortgage, so you can buy an older home and update it with one loan. You give the lender written quotes, it values the home as it will be after the work, and it holds back the renovation money until the work is done and inspected. That means you or your contractor carry the cost until then. How much you can add depends on the lender and the insurer, so we check before you write an offer.
Is a reverse mortgage a good idea?
It can be for homeowners 55 and older who want to stay in their home and need cash flow, but the interest adds up over time and rates are higher than a regular mortgage. We compare it with a refinance or home equity line so you can choose with the full picture.
Do I need a lawyer or a notary to close?
Yes, one or the other. In BC, either a lawyer or a notary public can complete your purchase, register the transfer and your mortgage, and pay the property transfer tax. Budget about $1,000 to $2,000 or more for their fees and costs. Notaries handle straightforward purchases well, while a lawyer can also represent you if a dispute comes up. Can I get a mortgage on a farm property near Ladner?
Often, though not always from the usual lenders. Much of the land around Ladner is in the Agricultural Land Reserve, which limits what you can build and how the land can be used. Most lenders lend on the house and a limited amount of land, so a larger parcel, a working farm or farm buildings usually call for a lender that specializes in agricultural property, and a bigger down payment.
