Mortgages for Whistler homes

Whistler's market is unlike anywhere else in BC. Many condos in Whistler Village and Creekside are zoned for nightly rentals, chalets in Alta Vista, Alpine Meadows and Emerald Estates are a mix of full-time and second homes, and Cheakamus Crossing and other price-restricted homes are reserved for people who live and work in Whistler.

Each of those comes with different lending rules. We know which lenders finance resort and nightly-rental properties, how price-restricted homes are handled, and how to present seasonal or self-employed income.

What Whistler buyers ask us about

  • Nightly rental properties

Properties zoned for tourist accommodation or managed through a rental pool are treated differently from a regular home. Fewer lenders finance them, and down payment requirements are usually higher.

  • Price-restricted housing

Resident-restricted homes through the Whistler Housing Authority have eligibility rules and resale price limits. Only some lenders finance them, so get pre-approved with one that does.

  • Second homes

If you won't live in the home full time, the down payment and qualifying rules differ from a principal residence. Tell us how you will use it and we match the right lender.

Frequently asked questions

Whistler mortgage questions

  1. Can I get a mortgage on a condo in a rental pool?

Yes, from some lenders. Condos in a rental pool or a hotel-style building are treated as resort properties, so expect a larger down payment than for a regular home and fewer lenders to choose from. They will want the rental management agreement, the strata documents and the zoning details, and they may limit how much of the rental income counts. Tell us how the unit is managed and we find a lender that finances that type of property.

  2. Can I count rental income from a Whistler property?

Often, if it is documented. Lenders usually want a lease or a rental history, such as tax returns showing the income or statements from the rental manager, and many count only part of it. Long-term rent is easier to use than nightly income, which rises and falls with the seasons. Some lenders won't count short-term rental income at all, so we choose one whose rules match how you plan to rent.

  3. Who can buy Whistler Housing Authority homes?

Eligibility is set by the Whistler Housing Authority, and generally you need to live and work in Whistler. These homes have resale price limits and other restrictions registered on title, and lenders look closely at them. Only some lenders finance price-restricted homes, so confirm your eligibility with the Housing Authority first, then get pre-approved with a lender that does.

  4. Can I rent out a Whistler condo nightly?

Only if the zoning for that unit allows it. Whistler is exempt from BC's principal residence requirement for short-term rentals, but the municipality's own zoning still decides which properties can be rented nightly, and many homes outside the tourist accommodation zones can't be. Strata bylaws and covenants on title can add limits too. Confirm the zoning and title details for the specific unit before you write an offer, and tell us your plans so we match the right lender.

  5. Do lenders count tips and seasonal income in Whistler?

Yes, if it shows up on your tax returns. Lenders usually average two years of income from your T1 Generals and Notices of Assessment, so declared tips and seasonal wages count, and undeclared cash doesn't. A steady pattern in the same kind of work matters more than one big season. If you also run a small business on the side, that is treated as self-employed income, which we can present alongside your job.
