Mortgages for Squamish homes

Squamish sits at the head of Howe Sound on the Sea to Sky Highway, between Vancouver and Whistler. Garibaldi Highlands and Brackendale have family homes on larger lots, Valleycliffe and Hospital Hill are established neighbourhoods, and Downtown Squamish and the newer areas around it have condos and townhomes.

Many Squamish buyers work remotely, run their own businesses or commute. We compare banks, credit unions and specialist lenders, and we know how lenders look at self-employed and seasonal income.

What Squamish buyers ask us about

  • Self-employed and seasonal income

Lenders usually average two years of self-employed income and look for a steady history in seasonal work. Our self-employed income calculator shows what a lender is likely to use.

  • New construction

Squamish has a lot of new townhomes and condos. Buyers of newly built homes may qualify for a 30-year insured amortization and BC's newly built home exemption from property transfer tax.

  • Second homes

Buying a weekend or vacation home? Down payment and qualifying rules differ from a home you live in full time. We explain your options.

Frequently asked questions

You have questions — we have answers!

Squamish mortgage questions

  1. Can I qualify with seasonal income?

Yes, if you can show a steady pattern, usually at least two years in the same type of work. Lenders average your income over the year using your tax returns and Notices of Assessment, and a letter confirming you are returning next season helps. Some lenders also count employment insurance you collect regularly in the off-season, while others don't, so we choose a lender whose rules fit your work.

  2. Do I need 20% down for a second home?

Not always, but most second-home and vacation-property mortgages need more down than a principal residence, and renting it out makes a difference. Tell us how you plan to use the property and we show you what is possible.

  3. What is the newly built home exemption?

It is a BC property transfer tax exemption for newly built homes, and you don't need to be a first-time buyer. Canadian citizens and permanent residents buying a new home to live in pay no property transfer tax on a home worth up to $1,100,000, with a partial exemption up to $1,150,000. You must move in and live there as your principal residence. Our closing cost estimator shows whether you might qualify.

  4. Can I rent out a Squamish home short term?

Plan on it being limited to your own home. Unlike Whistler, Squamish is covered by BC's principal residence requirement, which generally limits short-term rentals to the home you live in plus one secondary suite or laneway home on the same property, not a separate investment property. The District and your strata can add licensing and stricter rules, so check what is allowed at the specific address before you count on nightly income.

  5. Can I qualify if I work remotely?

Yes. If you are a salaried employee, lenders look at your employment letter and pay stubs as usual, wherever your employer's office is. If you work for an employer outside Canada or are paid as a contractor, lenders look more closely, and contractors are usually treated as self-employed, with two years of tax returns and Notices of Assessment. Tell us how you are paid up front and we choose a lender that fits.
