Frequently Asked Questions

What are typical closing costs in BC?

The Financial Consumer Agency of Canada suggests budgeting 1.5% to 4% of the purchase price for closing costs. In BC they include Property Transfer Tax, legal or notary fees, a home inspection, an appraisal if your lender requires one, property tax adjustments, title insurance, home insurance and moving costs. Apart from Property Transfer Tax, the amounts in this estimator are typical estimates, not quotes.

How is BC Property Transfer Tax calculated?

BC Property Transfer Tax is 1% on the first $200,000, 2% on the portion from $200,000 to $2,000,000 and 3% on the portion above $2,000,000, plus a further 2% on residential property above $3,000,000. First-time home buyers can save up to $8,000, and a newly built home worth up to $1,100,000 can be fully exempt.

Can first-time buyers reduce closing costs in BC?

Yes. Eligible first-time home buyers pay no Property Transfer Tax on the first $500,000 of a home worth up to $835,000, saving up to $8,000, with a partial exemption for homes worth up to $860,000. Separately, Canadian citizens and permanent residents buying a newly built home as their principal residence pay no Property Transfer Tax on a home worth up to $1,100,000, with a partial exemption up to $1,150,000; this one isn't limited to first-time buyers.

What closing costs are required vs optional?

Required costs include legal or notary fees, Property Transfer Tax, home insurance, and an appraisal if your lender requires one. Optional costs include a home inspection, title insurance, extended warranties, and premium service upgrades. Some costs can be negotiated with sellers.

When are closing costs paid?

Most closing costs are paid on the completion date through your lawyer's or notary's trust account. Some costs, like a home inspection, are paid upfront. A mortgage insurance premium is usually added to your mortgage instead of being paid in cash; BC charges no sales tax on it.

How can I reduce my closing costs?

Reduce closing costs by: shopping around for legal services and insurance, negotiating seller contributions, timing your purchase to minimize property tax adjustments, choosing basic service levels where appropriate, and taking advantage of first-time buyer programs.
